The real estate market of the capital agglomeration fell significantly in 2023, but it is starting to pick up this year. Apartments located south of Budapest rose in price the most, while the northwestern part lost first place on the price list.
As the willingness to buy a home dropped across the country last year, fewer and fewer people moved out to the capital agglomeration: 18 percent fewer sales were completed than a year earlier. This year, however, the market can start up again, the square meter prices in the agglomeration have already increased by 8 percent, to HUF 640,000 – Duna House calculated.
In the first quarter of this year, the average price of an agglomeration property was HUF 69.6 million, which is 10 percent more than at the beginning of 2023.
The very strong wave of emigration during Covid has stopped and a state of equilibrium has developed in the areas around the capital. This is less true for the prices, they changed to an increasing trend again together with the demand, wrote Benedikt Károly, head of PR and analysis at Duna House.
The most expensive place in the agglomeration used to be the northwestern sector – between Dunakanyar and Piliscsaba – but now the western sector, i.e. Budakeszi, Budaörs, Törökbálint and the few settlements west of them, have taken over the first place. There, HUF 690,000 is now an average price per square meter. The cheapest is the area southeast of Budapest, between Maglód and Alsónémedi, where the average price is HUF 508,000. The most expensive is the southern sector – from Érd to Délegyháza – where the average price per square meter is only HUF 532,000, but this is a 10 percent price increase in one year. According to Duna House’s own data, a third of all agglomeration properties sold last year were bought in the southern part.
