The Board of Representatives of Orosháza City Municipality (hereinafter: Board of Representatives) 16/2006 on the rules for accommodation in rental apartments owned and used, and the lease and alienation of municipal apartments and premises. (IX.15.) municipal decree (hereinafter: Housing Decree), the Board of Representatives pursuant to the 62/2024. (IV.17.) With its decision No. Kt, it issues a tender for social rental housing for the purpose of obtaining the right to lease municipal social rental housing.

Based on the social situation, the Orosháza City Municipality announces a tender for placement in the following rental apartments for a fixed period of 5 years:

  • 5900 Orosháza, Hegedűs István utca 25/C. fsz. No. 1, 50 m2 floor space, 2-room apartment with all comforts, monthly rent: 17,500. – Ft
  • 5900 Orosháza, Október 6. utca 33-35. I. floor under number 2, 18 m2 floor area, 1 room, fully comfortable, monthly rent: 5,976. – Ft
  • 5900 Orosháza, Október 6. utca 33-35. III. floor number 17, 26 m2 floor area, 1 room, fully comfortable, monthly rent: 8,632. – Ft
  • 5900 Orosháza, Október 6. utca 33-35. ARC. floor number 25, 17 m2 floor area, 1 room, fully comfortable, monthly rent: 5,644. – Ft
  • 5900 Orosháza, Október 6. utca 33-35. V. floor number 32, 17 m2 floor area, 1 room, fully comfortable, monthly rent: 5,644. – Ft

How to submit the application:

It can be requested in person or by post on the form according to the annex to the call for tenders, together with all the annexes specified therein, at the Social, Guardianship and Health Department of the Orosházi Mayor’s Office (Monday 8:00 a.m. – 12:00 p.m., 12:30 p.m. – 5:00 p.m., Wednesday 8:00 a.m. – 12:00 p.m. :00 p.m., 12:30 p.m. – 4 p.m. and Thursday 8 a.m. – 12 p.m.) and can be downloaded from the www.oroshaza.hu website under the news menu on the home page.

Eligible candidates:

An adult, capable natural person who is in need based on their social situation can apply who:

  • Hungarian citizen,
  • an immigrant with an identity card entitling him to permanent residence,

– a person with a residence permit,

– a person recognized as a refugee by the Hungarian authorities,

– a citizen of the European Union, and

– Has a registered place of residence or a registered place of residence in the administrative area of ​​Orosháza for at least two years.

According to their income and property conditions, they are entitled to:

Monthly incomes per person
Apartment without comfort or semi-comfortable minimum HUF 28,500/person – maximum HUF 142,500/person
Comfortable apartment and house for studio tenants minimum HUF 42,750/person – maximum HUF 142,500/person
Comfortable apartment minimum HUF 57,000/person – maximum HUF 142,500/person

The monthly income per person is calculated by dividing the average of the family’s total net income in the 6 months prior to the submission of the application by the number of people moving in together. When determining the number of people moving in together, minor children are counted as 0.3 people.

Based on the social situation – regardless of the monthly net income per capita – an apartment cannot be rented to himwho, taking into account the persons moving with him,

  • at the time of submitting the application, you own a move-in apartment, a holiday home, residential plots or holiday plots that can be built on, agricultural land or a private garden, and its value less the encumbrances provided by mortgage law exceeds HUF 2,000,000,
  • in addition to the usual household and home furnishings, he has marketable assets worth more than HUF 1,500,000, with the exception of the property of a disabled person’s car and work tools that ensure gainful activity,
  • at the time of submitting the application, he lives in a municipal rental apartment and has arrears related to it.

The offer is invalid if

  • it was submitted after the deadline set for submission,
  • it does not meet the conditions of the call for tenders,
  • incomplete (no data is provided, social need cannot be established, no annex is attached, so the veracity of the statement cannot be established),
  • the provided data do not correspond to reality,
  • the application material was not signed.

After the application has been submitted, it is not possible to modify the data content or attach attachments afterwards.

Applications received after the deadline are invalid.

When submitting the application, spouses can request the establishment of a joint tenancy agreement on the application form.

If the tender is won, the tenant-candidate will acquire at his own expense the CXLI of 1997 on the real estate register. Act 70/A. § regarding the prospective tenant and the persons moving in together with him, and hand it over to the landlord for safekeeping prior to the conclusion of the contract. The concluded rental agreement states that the procedural fee for the submitted official certificate will be included in the rent to be paid in favor of the tenant.

I draw the applicant’s attention to the fact that the tenant must move into the apartment within 30 calendar days from the notification of the application result. If the deadline is missed, it can be extended by an additional 30 calendar days upon justified request. If the tenant does not occupy the apartment within the deadline and does not use a justification request, or if the extended deadline also expires without success, he will no longer be able to rent the apartment.

After the application deadline has expired, the Committee determines the effectiveness of the applications received and the order of the applicants, and makes a proposal for the tenant(s) to the Board of Representatives, which decides according to the procedure and evaluation criteria specified in the Housing Ordinance.

Announcement of the result of the tender:
In writing within 15 days after the meeting of the Board of Representatives of Orosháza City Municipality.
