The Home Renovation Program, with which the government supports families and the growth of the Hungarian economy, will start in June. You can participate in the program through MFB Points from June 3.
The start of the Home Renovation Program is preceded by numerous professional and expert consultations in order to prepare the most appropriate program for the population. The call for tenders is prepared by jointly processing the proposals received as a result of the professional and social consultation, the details of the draft of which are expected to be known as early as next week.
“The government is settling an old debt with the planned announcement of the latest Home Renovation Grant,” noted architect József Végh, president of the regional Chamber of Architects. – Based on the expected call for tenders, it is possible to carry out energetic renovations in the amount of six million forints in relation to old-built family houses, with one million forints on your own. Depending on the regional location, the amount of the tax subsidy is between two and a half to three and a half million forints, beyond which additional interest-free loans can be used. According to preliminary professional opinions, the former budget can be used to replace the old boiler with a modern condensing type, to modernize the heating system as necessary, to replace the windows and doors on the facade, and to install thermal insulation on the facade and slab.
According to statistics, the tender opportunity for properties built before 1990, which make up more than 60 percent of the country’s housing stock, can be considered a real inspiration and a lifeline for many to achieve the 30 percent improvement in energy efficiency according to the tender requirement.
An alternative can be the creation of the so-called hybrid heating system by maintaining the existing network and building an additional heat pump system. In addition to the former, the installation of cooling-heating air conditioners and infrared panels can also be a solution, which should be considered, for example, in buildings with convector-gas heating. According to preliminary professional opinions, the need to replace the existing roof may be a problem that often arises in relation to the shell, but also in relation to the carpentry structures, which the tender probably does not provide cover for, but those who can afford it, it is also advisable to deal with this. A roof renovation can increase the value of the property by up to 20 percent.
– Regarding the application available from June, it will be necessary to have an energy certificate prepared at the beginning of the project, which will have to be prepared again after the completion of the works, as proof of the expected 30 percent reduction in energy demand – József Végh added. – As a side benefit of the completed works, the appearance and appearance of the building may also change after the thermal insulation of the facades, the replacement of windows, and even the renewal of the roof structure and shell. During the intervention that allows for this, it is recommended, among other things, to involve an architect in the planning and control of the construction process in order to find the best and cost-effective solutions. Interventions planned in this way are basically activities that do not require a building permit and fall under the category of renovation. However, due to the expected change in the building’s external, basically street appearance, the buildings to be renovated may be affected due to the provisions of the Urban Image Protection Ordinance of the given settlement, and as a result, the obligation of professional consultation with the chief architect, technical specialist, and mayor of the settlement may arise.
The possibilities that open up based on the above are certainly expedient, and after the energy and image renewal of a sufficient number of properties, estimated at 20,000 at the national level, we can achieve significant results and cost savings in the country’s overall energy use.
József Végh finally stated:
– As an architect, I consider it particularly important that, in addition to optimizing energy consumption and thus heating bills and costs, the renewability of the external appearance and image of buildings is a significant additional factor, along with the possibility of improving our built environment and streetscape. Achieving the best possible result is the shared opportunity and responsibility of all of us, all contributors.
